Why the Hong Kong real estate exam is so hard to pass
If you’ve opened the official EAA and PEAK source materials, you already know the problem:
- Overwhelming volume – thousands of pages scattered across different sources.
- Dense legal wording – difficult to read and easy to miss key points.
- Not exam-oriented – important details buried in long explanations.
- Inefficient study process – many people spend days just figuring out what matters.
-
No full practice papers – the EAA releases only short quizzes, and older ones are no longer available. They also do not fully reflect the real exam.
That is why this course exists. It gives you a structured, exam-focused system so you can study efficiently, focus on the right material, and prepare with more confidence.
But the real challenge isn’t just the content. It’s how the exam tests you.
The exam questions are subtle, misleading, and highly specific. Even if you generally understand the material, it’s very easy to choose the wrong answer.
Here are realistic EAA-style exam questions you are likely to face:
Q1. Under the Practice Regulation, which of the following is/are the duty/duties of the purchaser’s estate agent in relation to the inspection of property?
(i) to accompany the purchaser in the inspection
(ii) to obtain the vendor’s consent before arranging the inspection
(iii) to compile and supply to the purchaser an inventory of the furniture in the property before the inspection
A. (i) only
B. (i) and (ii) only
C. (i) and (iii) only
D. (ii) and (iii) only
E. (i), (ii) and (iii)
Q2. Mrs. Siu was a purchaser client of Gold Estate Agency (“Gold”). She intended to purchase a residential property listed at Gold. Since Mrs. Siu was concerned about whether any person had died at the property, she enquired about it with Mike, a salesperson of Gold. Although Mike knew that a former occupier had died at the property, he told Mrs. Siu that there had been no such incident.
Which of the following statements is/are correct?
(i) Mike might have breached his duty as a salesperson by making a misrepresentation.
(ii) Mike might have breached the Code of Ethics by providing service to his client while he had insider knowledge of special incidents about the property.
(iii) Mike might have breached the Code of Ethics by failing to provide service to his client with honesty, fidelity and integrity.
A. (i) only
B. (ii) only
C. (i) and (iii) only
D. (ii) and (iii) only
E. (i), (ii) and (iii)
Most candidates pick answer "E" on both questions. Wrong - that's the trap. The correct answers are Q1: B and Q2: C.
The exam tests whether you can distinguish between similar principles and apply them precisely. It's not about what sounds generally correct. This is why many candidates walk out feeling confident and still fail.
That is also why this course is built around authentic, real exam-level materials that are no longer publicly available. Here, you’re not just studying the content - you are training for the way the exam actually tests you.
Real Assessments included:
- 2 archived mock exams from PEAK
- 11 archived EAA E-Quizzes (2023–2025)
- 3 case studies written in true exam style
These materials reflect the real wording, structure, and traps used in the SQE and EAQE exams.

FAQ
Q1: What makes this course different from free resources online?
It’s the only course combining:
- Archived official exams and past e-quizzes in PDF format, no longer publicly available.
- Exam-style case studies modeled on real questions.
- Condensed, structured lessons focused on key topics.
- A guided study flow to save time and build confidence.
- A “What to Memorize” section to master critical details for tricky multi-statement questions.
This makes it one of the most comprehensive and exam-focused preparation options for SQE or EAQE in Hong Kong.
Q2: How realistic are the practice questions?
Extremely. You’ll get:
- 11 past EAA e-quizzes (2023–2025) in PDF format
- 2 rare archived mock exams in PDF format previously released by PEAK/EAA
- Multiple case studies written in real exam style
These PEAK materials are no longer online, giving you some of the most authentic preparation available.
Q3: Why is the exam so difficult?
All questions have five answer options and often combine statements such as “Only A and C are true” or “C, B, and D are true.” The trap is that some options may sound logical but are still wrong if they are not supported by the source materials. That is why precision matters, and why this course includes a “What to Memorize” section.
Q4: How long does it take to complete the course?
On average, about 30 hours, which is significantly faster than studying the raw source materials. Lessons focus on what matters most for efficient preparation.
Q5: Which packages are available, and what’s included?
We offer three packages, which vary by course access duration. All packages include:
- Structured lessons and summaries
- PDF e-quizzes, mock exams, and case studies
- Guidance on ‘What to Memorize’ for tricky multi-statement questions
Choose the package that fits your study schedule and access needs.
